Always outside market is good option for upgrade. Builder will be 2 to 4x price, but then there is the Travisso tax…. Don’t do any upgrades with the builder unless it makes sense (ie structural or insulation etc)
You will probably get better pricing and better selections outside of the builder for all the things listed. If you can handle post-close construction and depending on if you are living in the home during all the renovations, that may be something to think about. So if you decide to go outside of the builder, make sure you pick selections with the builder that are easily removable and not upgraded. One thing I would recommend having the builder do – adds floor plugs centered in large living spaces for side-table lamps, etc. Too expensive/difficult to add later.
